Terms of Service
These Terms of Service (the "Terms") set forth the conditions for using the accommodation services and related services provided by KW Global Co., Ltd. ("we," "us," or "our") for the property known as Shiki no Yado (the "Property"). This website and the booking page (including Beds24 and related systems) are collectively referred to as the "Service." By using the Service, you agree to these Terms.
1. Scope and Applicability
These Terms apply to all relationships between you and us regarding your use of the Service.
Any additional rules, notices, house rules, or policies posted on the Service (collectively, "Individual Policies") form part of these Terms. If there is any conflict, the Individual Policies will prevail.
2. Services Provided
We provide accommodation services (short-stay lodging) at the Property and related services incidental to your stay.
3. Booking Application and Formation
You may apply for a booking via the method specified by us (e.g., our booking page).
A booking is deemed formed when the booking completion screen is displayed or when a confirmation notice is issued by us or our booking system.
We may decline a booking request if:
- the information provided is false, inaccurate, or incomplete;
- payment is not completed;
- you have previously violated these Terms; or
- we reasonably determine that providing the Service is not feasible.
If you are a minor, you must obtain consent from a parent or legal guardian before making a booking.
4. Disclosure of Pricing, Payment, Cancellations, and Refunds
Our disclosures regarding pricing, additional fees, payment method and timing, cancellation terms, and refund terms are provided on our Commerce Disclosure page and on the booking page, and those terms shall apply.

If you book via third-party platforms (e.g., Airbnb), the pricing, payment, cancellation, and refund terms of those platforms apply.
5. Check-in / Check-out
Check-in is from 4:00 PM, and check-out is by 10:00 AM.
Late check-out is not available.
Check-in instructions (keys, entry procedures, etc.) will be provided after your booking is confirmed.
6. Compliance with Rules
You must comply with these Terms and any Individual Policies (including house rules) when using the Property.
7. Prohibited Conduct
You must not engage in any of the following:
- Violating laws or public order and morals;
- Damaging, defacing, removing, or altering the Property, equipment, or furnishings (or risking such actions);
- Disturbing neighbors or others (e.g., excessive noise, vibration, odor, illegal parking);
- Allowing third parties to use the Property without our permission (including subletting or resale);
- Exceeding the maximum occupancy unless explicitly approved by us in advance;
- Bringing in hazardous materials or using fire/heat sources improperly;
- Holding commercial shoots, events, or parties without our prior permission;
- Any other conduct we deem inappropriate.
8. Suspension, Restriction, or Cancellation by Us
We may restrict use of the Service or cancel a booking without prior notice if:
- you violate these Terms or any Individual Policies;
- booking information is false or misleading;
- payment is not completed;
- we cannot provide the Service due to force majeure (natural disasters, outages, communication failures), equipment failure, or government instruction; or
- we reasonably determine we cannot provide the Service.
9. Damage to Property / Furnishings
If you cause damage to the Property, equipment, or furnishings due to intentional or negligent acts, you agree to compensate us for reasonable repair, replacement, and related costs (including reasonable business interruption losses, if applicable).
If removal of items from the Property is discovered, we may charge the appropriate amount and take legal action if necessary.
10. Disclaimer and Limitation of Liability
We are not liable for damages arising from force majeure events such as natural disasters, power outages, communication failures, transportation disruptions, or government instruction.
Except in cases of our willful misconduct or gross negligence, our liability for damages is limited to the total amount you paid to us for the applicable booking.
We are not responsible for disputes between guests or between you and third parties.
11. Personal Information
We handle personal information in accordance with our Privacy Policy.
12. Changes to These Terms
We may revise these Terms as necessary. Revised Terms become effective when posted on our website.
13. Governing Law and Jurisdiction
These Terms are governed by the laws of Japan.
Any dispute arising out of or relating to the Service shall be submitted to the exclusive jurisdiction of the Tokyo District Court as the court of first instance.
